How to Evaluate Rooftop and Outdoor Amenities Before Summer in a Kelowna Condo

A rendering shows golden hour. These are the questions that tell you how a rooftop will actually work, with the climate numbers behind a Kelowna summer.

Condo rooftop amenities in Kelowna look best in the renderings, and summer is when they are meant to work. The climate backs the idea: Environment Canada's normals show an average July high of 28.5 °C and 27.8 days a year above 30 °C.

A rendering does not tell you how many households share the space, what is actually in the plans or how the building will pay to keep it up. A few direct questions clear that up quickly.

Short answer

Condo rooftop amenities in Kelowna get their best use in summer, when the average July high is 28.5 °C and 27.8 days a year pass 30 °C. Before you buy, ask how many homes share the space, what is built versus illustrated and who pays to maintain it.

What a Kelowna summer gives a rooftop

Environment Canada's 1991 to 2020 normals for Kelowna show a July average high of 28.5 °C, with 126.1 days a year when the high passes 20 °C and 27.8 when it passes 30 °C. That is a long outdoor season, and a hot one.

Heat changes what a good rooftop looks like. Shade, a place to sit out of direct sun and an outdoor kitchen that works in the evening matter more than a view alone. Ask what shade the plans provide.

Ask how many homes share it

The number of homes sharing a rooftop affects how it is used. Ask for the total unit count, not just the amenity list. Serenity has 33 residences sharing its amenities.

Check what is in the plans, not just the rendering

Ask exactly what is included: a full outdoor kitchen or a barbecue hookup, a cedar sauna and cold plunge or a picture of one. At Serenity the rooftop is shown with a cedar sauna, a cold plunge, fire-pit lounges and an outdoor kitchen with dining space, with garden planter beds. These are concept renderings, and Serenity's own disclaimer says finishes, equipment and layout are subject to change.

Ask who pays for the upkeep

An amenity is paid for by the strata, which means by owners. Since November 1, 2023 a BC strata must put at least 10% of its annual operating budget into the contingency reserve fund, which pays for expenses that occur less than once a year, such as replacing a roof or upgrading an elevator. Ask how the fee estimate in section 3.8 of the disclosure statement treats the rooftop, and whether a depreciation report is planned.

Ask about indoor amenities too

A rooftop is a summer amenity by nature. Ask what exists indoors for the rest of the year. Serenity's fitness studio and glass-walled yoga studio are indoors on Level 2, so they do not depend on the weather.

Questions buyers ask next

How hot does Kelowna get in summer?

Environment Canada's 1991 to 2020 normals put the average July daily high at 28.5 °C. In an average year the high passes 20 °C on 126.1 days and passes 30 °C on 27.8, with the hottest days in July and August.

Can condo owners use the rooftop all year?

That depends on the bylaws and on what is built. A rooftop is mainly a summer amenity in Kelowna, so ask about hours and access, and whether any feature, such as a sauna or cold plunge, is meant for use in the cold months.

Are Serenity's rooftop features built?

The rooftop is shown in concept renderings, with a cedar sauna, cold plunge, fire-pit lounges, an outdoor kitchen and garden planter beds. Serenity's disclaimer says finishes, equipment and layout are subject to change, and the disclosure statement will govern what is delivered.

Can a Kelowna rooftop amenity be used all year?

Partly. Environment Canada's 1991 to 2020 normals show 151.4 nights a year at or below 0 °C and 29.2 days when the high stays at or below 0 °C. A sauna and a cold plunge are the amenities most likely to be used on the cold days, and a lounge or outdoor kitchen on the 126.1 days a year when the high passes 20 °C.

Who pays to maintain a rooftop amenity?

The owners, through strata fees. BC requires a strata to put at least 10% of its annual operating budget into a contingency reserve, so ask how the estimated fee treats the rooftop, its furniture and any equipment that will eventually need replacing.
