The new condo buying season in Kelowna looks different in the fall than in spring. By September 2026, Central Okanagan apartment sales had slipped from a May peak of 123 to 83, and the average apartment took 85 days to sell, up from 78 a year earlier.

A slower month is a good time to read and compare. The figures below are for resale and assignment activity, not presale launches, but they describe the conditions around any new building you are considering.

What September 2026 looks like in the numbers

The table sets September 2026 beside the same month a year earlier. Fewer homes sold, fewer were listed and each took longer to sell. That combination is a slower pace, which means more time to compare rather than a signal about where prices go.

Why fall suits reading, not rushing

After summer travel and school routines settle, there is time to read a disclosure statement properly and to visit completed projects. The point of fall preparation is a considered decision, not a fast one. A BC presale buyer has a seven-day cancellation period, counted from the later of signing and acknowledging the disclosure statement, and it works best when you have read the paperwork first.

What to have ready

The preparation is the same as ahead of spring. Talk to your lender about how a presale pre-approval differs from a standard one. Settle your must-haves: the bedroom count and budget you need, and the parts of Kelowna you would actually consider. Then compare buildings on the same questions.

A fall checklist

Use September and October for the reading and visiting that a busy spring leaves little time for.

What waiting through the winter costs in rent

Buyers who wait for spring keep paying rent in the meantime. CMHC's average one-bedroom rent in the Kelowna area was $1,596 a month, or $19,152 a year, and the two-bedroom average was $2,118 a month, or $25,416 a year. That is a reason to start reading now, even if you sign later.

Questions buyers ask next

Is fall a good time to buy a condo in Kelowna?

In September 2026 the Central Okanagan board reported fewer apartment sales (83 against 102), fewer new listings and a longer time to sell (85 days against 78) than a year earlier. That means more time to compare buildings. It does not predict prices.

Do condo prices drop in the fall in Kelowna?

The data does not show a seasonal price drop. The median apartment price was $423,000 in September 2026, 3% lower than a year earlier, and monthly medians in 2026 ranged from $410,000 to $473,250. Medians move with the mix of homes sold.

How many new condos are on the market in Kelowna?

CMHC counted 497 finished apartments still unsold in August 2026 and 3,483 under construction. The Central Okanagan board listed 774 apartments at the end of September 2026, which includes resale as well as new.

Is fall a good time to buy a new condo in Kelowna?

Fall suits reading and comparing. In September 2026 the board reported 774 apartments listed and 85 days to sell on average, so there is choice and time. Presale buyers are not tied to the season, and the seven-day cancellation period starts when you sign and acknowledge the disclosure statement.

How many apartments sell in Kelowna in a month?

The Central Okanagan board reported 83 apartment sales in September 2026, against 102 a year earlier, with 182 new listings and a median price of $423,000. Those are resale and assignment sales for the whole board area, so they exclude presale contracts that have not yet closed.
