The presale condo spring market in Kelowna is easier to approach when your groundwork is finished before listings and launches arrive. The monthly figures from Interior Realtors give that preparation a shape.

In both 2025 and 2026, apartment sales in the Central Okanagan rose from a quiet January into the warmer months, and new listings arrived first, in March and April. Those numbers describe the resale and assignment market around a presale, not presale launches, which follow each developer's own schedule.

Short answer

To prepare for the presale condo spring market in Kelowna, settle your financing and must-haves in winter. Central Okanagan apartment sales averaged 110 a month from March to June 2026 against 65 in January and February, and spring also outsold winter in 2025.

What the monthly numbers show

Interior Realtors publishes a package for the Central Okanagan each month. Reading January to September of 2025 and 2026 side by side, three patterns repeat. Sales start low in January and climb through spring. New listings peak early, at 271 in Mar 2026 and 320 in Apr 2025. The number of apartments on the market keeps growing into June, when it reached 821 in 2026.

The chart shows 2026 as bars and the same month of 2025 as a tick, so you can see where the years agree and where they do not. They disagree on the peak: sales topped out in May in 2026 and in Jul in 2025.

Why the season matters less for a presale

A presale buyer's timeline is set by the contract, not by the month. Developers launch when their approvals and finances allow, and you complete when the building does, usually well over a year later. A busy spring can mean more resale competition for the same kind of home, and it does not change when a presale releases plans.

The market's balance matters more than its calendar. In September 2026 the board reported 83 apartment sales against 774 apartments listed, which is a sell-through of 10.7% for the month. Choice for buyers was wide even in the busiest months of 2026.

Get your financing conversation done early

A presale completes months or years after you sign, so your financing looks different from a resale purchase. BCFSA notes that lenders do not commit that far ahead, so most presale buyers pre-qualify early and arrange the mortgage closer to completion. Ask a lender or broker what a presale pre-approval looks like and what changes if rates move.

The minimum down payment is 5% of the first $500,000 and 10% of the portion above it, for homes under $1,500,000. At $1,500,000 or more it is 20%. Since December 15, 2024, insured mortgages can be amortized over 30 years for all first-time buyers and for all buyers of a newly built home, and the price cap for an insured mortgage is $1,500,000.

Know your must-haves before you compare

Bedroom count, budget range and the parts of Kelowna you would actually consider are worth deciding before you stand in a sales gallery. It keeps a good pitch from talking you into a home that does not fit your life.

Register early, without committing

Registering for a presale is free and puts you in touch with the sales team about plans, pricing and the disclosure statement when it exists. Serenity's registration form also gives you the Floorplan & Wellness Guide immediately. Registering does not commit you to buy.

Questions buyers ask next

Is spring busier for condo sales in Kelowna?

In the Central Okanagan, apartment sales averaged 110 a month from March to June 2026 against 65 in January and February. The same comparison in 2025 was 96 against 71. These are MLS resale and assignment figures, not presale launches.

When is the best time to buy a presale condo in Kelowna?

The data does not point to a best month. Presales launch on each developer's schedule, and your completion date is set by the contract. A practical answer is when your financing, your needs list and your reading of the disclosure statement are done.

How many condos are on the market in Kelowna?

At the end of September 2026 the Central Okanagan board listed 774 apartments, 83 of which sold that month. Listings peaked in Jun 2026 at 821.

Should I get pre-approved before registering for a presale?

You do not need to, because registering is free and does not commit you. A pre-qualification helps you read plans against a real budget, and BCFSA notes that presale mortgage financing is usually arranged closer to completion.
