New condo developments in Capri-Landmark, Kelowna, sit in a district that combines offices, a shopping area and a growing amount of housing. The City of Kelowna names Capri Landmark as one of its five Urban Centres.
The Official Community Plan projects 2,160 new homes there by 2041. In a mixed-use area, the building's own details matter as much as the neighbourhood's.
New condo developments in Capri-Landmark, Kelowna, are part of a planned mix: the City names Capri Landmark one of its five Urban Centres and projects 2,160 new homes there by 2041. Buyers should check noise, parking and amenities in a mixed-use setting, and compare the building with a quieter alternative nearby.
Each number is read from the sources listed at the end of this guide on October 16, 2026.
Mixed-use areas put work and shops close to homes, which shortens many trips. They also bring more traffic, noise and commercial activity than a residential street. The City's plan favours this form: it expects 71% of growth to 2041 in the Urban Centres and Core Area, and describes the Urban Centres as amenity-rich, walkable places.
| Growth area | Type | New homes | Share of 45,000 |
|---|---|---|---|
| Downtown | Urban Centre | 6,939 | 15.4% |
| Midtown | Urban Centre | 3,154 | 7.0% |
| Core Central | Core Area | 3,141 | 7.0% |
| Core Glenmore | Core Area | 2,988 | 6.6% |
| Rutland | Urban Centre | 2,883 | 6.4% |
| Core Lakeshore | Core Area | 2,463 | 5.5% |
| Dilworth | Suburban | 2,453 | 5.5% |
| Core Rutland | Core Area | 2,259 | 5.0% |
| Capri Landmark | Urban Centre | 2,160 | 4.8% |
| Core Hospital | Core Area | 2,131 | 4.7% |
| Pandosy | Urban Centre | 1,969 | 4.4% |
| North End | Core Area | 1,844 | 4.1% |

The City counts all housing types, and projects 65% of new homes citywide as apartments. These are planning projections, not forecasts of what will be built or sold, and the City says actual permits will fluctuate with local real estate and land development cycles. Areas not shown, such as the rest of the suburban districts, add to the citywide total of 45,000.
Capri Landmark's 2,160 projected homes are 4.8% of the City's 45,000 and rank 9th of the 13 areas in the chart. It is one of five Urban Centres, which together take 38.0% of the citywide total. Downtown is projected at 6,939, so Capri Landmark's figure is smaller but of the same kind: a district the City wants to add homes to.
| Growth area | New homes | Share of 45,000 | Rank of 13 |
|---|---|---|---|
| Capri Landmark (Urban Centre) | 2,160 | 4.8% | 9th |
| Midtown (Urban Centre) | 3,154 | 7.0% | 2nd |
| Core Hospital (Core Area) | 2,131 | 4.7% | 10th |
| Core Central (Core Area) | 3,141 | 7.0% | 3rd |
| Pandosy (Urban Centre) | 1,969 | 4.4% | 11th |
Capri-Landmark sits on the Kelowna side of the lake, so the commute question is traffic on city streets rather than a bridge crossing. Time the trip from any building you are considering to the places you go most, at the hours you would go. For reference, Serenity is a 4-minute drive from downtown and a 6-minute drive from Kelowna General Hospital, and Kelowna International Airport is a 15-minute drive.
If a building in a busy mixed-use district is on your list, visit at rush hour and on a weekend evening. Noise, traffic and parking pressure show up at different hours, and a quiet visit at midday will not show them.
In a busy district, numbers on paper tell you how a building copes. Serenity's development permit report, dated June 22, 2026, lists 31 parking stalls in total, 66 long-term and 6 short-term bicycle spaces and 9 transit stops within 300 metres. Ask each Capri-Landmark developer for the same figures and compare them per home.
Then look at what is drawn rather than described. Check which way the bedrooms face, where the loading area is and how the car entrance meets the street, since those decide how much of the surrounding activity you hear.
Ask how the building handles noise from the surrounding commercial uses, how parking works for residents and visitors and how many homes share the amenities. Read the disclosure statement, including the estimated completion date and the strata fee estimate, and confirm that deposits are held in trust.
If you want to be central but prefer a more residential setting, Serenity sits in Central City, just east of downtown, with a 4-minute walk to groceries and a 4-minute drive to downtown. It is 33 homes at the corner of Gordon Drive and Martin Avenue, and it is in presale with pricing not yet released.
