Townhouses took 91 days to sell on average in January 2026 and 58 days in May. Sales ran from a low of 36 in Jan to a high of 70 in Jul. Spring and summer were quicker and busier, and those months also carry more competition for the same homes.
A spring townhome purchase starts the winter before. Pre-qualify with a lender, confirm your down payment, and check your savings accounts. A First Home Savings Account gives $8,000 of contribution room in its first year, to a lifetime limit of $40,000. Contributions are generally tax-deductible and a qualifying withdrawal for a first home is tax-free. The Home Buyers' Plan lets you withdraw up to $60,000 from your RRSPs for a qualifying home. For a first withdrawal made between January 1, 2026 and December 31, 2028, repayment starts in the fifth year after the year of the first withdrawal.
The federal minimum down payment on the median Central Okanagan townhouse price would be $40,250. Programs and rules change, so confirm each one with the government source before you rely on it.
A townhome typically has a multi-level layout with its own entry, rather than a single floor off a shared corridor. If you are comparing townhomes with condos for the first time, be clear on that trade-off before you look at plans.
As with any presale, a townhome purchase completes well after you sign. Talk to your lender about presale financing and how a rate change between signing and completion could affect you.
