Presale condos in South Pandosy, Kelowna, are part of a deliberate shift. The City of Kelowna names Pandosy as one of its five Urban Centres, the kind of walkable, amenity-rich area its plan wants more housing in.
That makes the area a natural place to look, and it makes comparison important: a large tower and a boutique building in the same neighbourhood are different purchases.
Presale condos in South Pandosy, Kelowna, sit around the City's Pandosy Urban Centre, which the 2040 Official Community Plan projects to take 1,969 new homes by 2041. The legal protections are the same as anywhere in BC: a filed disclosure statement, deposits held in trust and a seven-day cancellation period.
Each number is read from the sources listed at the end of this guide on October 16, 2026.

The City counts all housing types, and projects 65% of new homes citywide as apartments. These are planning projections, not forecasts of what will be built or sold, and the City says actual permits will fluctuate with local real estate and land development cycles. Areas not shown, such as the rest of the suburban districts, add to the citywide total of 45,000.
Pandosy's 1,969 projected homes are 4.4% of the City's 45,000 and rank 11th of the 13 areas in the chart. Among the five Urban Centres it has the smallest projection, with Downtown at 6,939. That means fewer projected new homes than the other four, a point worth keeping in mind when comparing how many new buildings you will have to choose from.
| Growth area | New homes | Share of 45,000 | Rank of 13 |
|---|---|---|---|
| Pandosy (Urban Centre) | 1,969 | 4.4% | 11th |
| Capri Landmark (Urban Centre) | 2,160 | 4.8% | 9th |
| Rutland (Urban Centre) | 2,883 | 6.4% | 5th |

CMHC counted 3,483 apartments under construction across the Kelowna area in August 2026, plus 497 completed apartments that had not yet been sold or rented, which CMHC calls unabsorbed. CMHC does not break those counts down by neighbourhood, so they cannot tell you how much is happening in South Pandosy. They do show that a buyer comparing presales is also comparing against finished homes.
That makes the finished-home check useful: ask what comparable completed buildings are listed for, and how long they have been on the market. The board's September 2026 figure for apartments was 85 days to sell, against 78 a year earlier.
Buyers in areas like this often weigh walkability and lake access against price and building size. Check what is actually built and what is only illustrated, and ask for the measured walk and drive times from the specific building rather than a neighbourhood average.
The BC presale rules protect you the same way wherever the building stands. The developer must file a disclosure statement with BCFSA before marketing and give it to you before you sign. Presale deposits are held in trust by a brokerage, lawyer or notary. Your seven-day cancellation period runs from the later of signing and acknowledging the disclosure statement. Read the statement before you rely on a neighbourhood's reputation.
Serenity in Central City is a 33-home building, with a 5-minute drive to the Kelowna Yacht Club and a 4-minute drive to downtown. If a larger development in South Pandosy appeals, compare the number of homes sharing each amenity, how parking is allocated and the estimated completion date in section 5.1 of each disclosure statement.
Use the same questions on each building.

The same BC rules that apply everywhere: the developer must file a disclosure statement with BCFSA and give it to you before you sign, deposits are held in trust, and you have seven days to cancel counted from the later of signing and acknowledging the statement.
