Condos for sale in Glenmore are a smaller part of the market than houses, and the City's own numbers show why: 68% of Kelowna's homes are ground-oriented and 32% are apartments.
That balance is shifting. The City's plan projects 2,988 new homes in Core Glenmore by 2041, which is why it is worth checking both what is listed today and what is coming.
Condos for sale in Glenmore depend on what is currently listed or in presale, because most Kelowna homes are ground-oriented (68%). The City's plan projects 2,988 new homes in Core Glenmore by 2041. Buyers who want a condo closer to downtown can compare a 4-minute drive from Central City.
Each number is read from the sources listed at the end of this guide on October 16, 2026.
The City of Kelowna's 2040 Official Community Plan sorts its growth areas into Urban Centres, the Core Area around them and suburban districts. Core Glenmore is part of the Core Area, and the City projects 2,988 new homes there by 2041. Check the City's map to see whether a specific street falls inside it.
The plan says growth in urban areas will mainly come from redevelopment, as parcels are assembled and rebuilt as townhouses, apartments and towers. In practice that means the condo choices in an established area change slowly and in steps.

The City counts all housing types, and projects 65% of new homes citywide as apartments. These are planning projections, not forecasts of what will be built or sold, and the City says actual permits will fluctuate with local real estate and land development cycles. Areas not shown, such as the rest of the suburban districts, add to the citywide total of 45,000.
Core Glenmore's 2,988 projected homes are 6.6% of the City's 45,000 and rank 4th of the 13 areas in the chart. The table sets it beside the other Core Area neighbourhoods, the part of the City's plan that surrounds the five Urban Centres.
| Growth area | New homes | Share of 45,000 | Rank of 13 |
|---|---|---|---|
| Core Glenmore (Core Area) | 2,988 | 6.6% | 4th |

The Central Okanagan board's September 2026 medians were $423,000 for an apartment, $652,500 for a townhouse and $965,000 for a single-family home. A buyer weighing a Glenmore condo against a house is looking at a gap of about $542,000 at the board's medians, and the townhouse sits $229,500 above the apartment. These are resale and assignment figures for the whole board area, not Glenmore prices and not new-build prices.
Down payment is the first cost most buyers model. At the federal minimum, the median apartment price would need $21,150 down and the median townhouse price $40,250. The minimum down payment is 5% of the first $500,000 and 10% of the portion above it, for homes under $1,500,000. At $1,500,000 or more it is 20%.
The board's figures are for the whole Central Okanagan, not for Glenmore. In September 2026 that zone had 774 apartments listed and a median apartment price of $423,000. Ask your agent for the listings and the recent sales in Glenmore itself, since a board-wide median can sit well away from any one neighbourhood.
If a condo in Glenmore is a presale, the usual protections apply: a filed disclosure statement, deposits held in trust and a seven-day cancellation period that runs from the later of signing and acknowledging the disclosure statement.
Serenity in Central City is a 4-minute drive from downtown and a 5-minute drive from the Kelowna Yacht Club. Measure the same trips from any Glenmore address at the hours you would travel, and compare the daily routine as well as the price.
The questions are the same in any neighbourhood. Tick them as you ask.

Glenmore is mainly ground-oriented housing, like most of Kelowna, where 68% of homes are ground-oriented and 32% are apartments. The City projects 2,988 new homes in Core Glenmore by 2041, so the mix is expected to shift.
In September 2026 the median apartment sale in the Central Okanagan was $423,000, and the median so far in 2026 was $435,000. These are resale and assignment sales for the whole board area, not for Glenmore alone and not for new builds.
Glenmore is north of downtown, and the distance depends on the address. Time the drive yourself at the hours you would travel. For comparison, Serenity in Central City is a 4-minute drive to downtown.
Ask what the fee covers, how much the contingency reserve fund holds and whether a depreciation report exists. Since November 1, 2023 a BC strata must put at least 10% of its annual operating budget into the reserve, and BCFSA warns that estimated fees on a new building can come in higher.
