Townhomes in North Glenmore, Kelowna, are further from downtown than the central neighbourhoods, which is the trade-off many buyers weigh against a ground-oriented home.
The numbers frame the choice. The median townhouse in the Central Okanagan sold for $652,500 in September 2026, and new townhomes are a small share of what is being built, so a buyer often chooses between a few new plans and the resale market.
Townhomes in North Glenmore trade closeness to downtown for a more suburban setting. The Central Okanagan median townhouse sold for $652,500 in September 2026, and CMHC counted only 229 row homes under construction in the Kelowna area. A closer-in option is Serenity, with a 4-minute drive to downtown.
Each number is read from the sources listed at the end of this guide on October 16, 2026.
The board's September figures are for the whole Central Okanagan, not for North Glenmore. They show 46 townhouse sales in September 2026 against 54 a year earlier, 445 townhouses listed at month end, and an average of 82 days to sell. Ask for North Glenmore's own listings and recent sales, since a board-wide figure can sit away from a single neighbourhood.

Buyers who choose North Glenmore are usually trading distance for a quieter setting and sometimes more space. Compare the commute you would actually make, and look at the practical details too: where the bus stops, how far the nearest grocery store is and how long the trip downtown takes at the hours you would travel.
The City's growth plan counts 2,988 new homes in Core Glenmore by 2041. Check the City's map to see whether a particular street is inside that growth area.
The median townhouse sold for $652,500 in September 2026, 54% above the median apartment at $423,000. Townhouses took about as long to sell as apartments, an average of 82 days against 85. Both figures are Central Okanagan averages, not North Glenmore numbers.
At the federal minimum, the median townhouse price would need $40,250 down. Buyers with less than 20% down generally need insured mortgage financing, which has its own rules on price and amortization.
Some townhomes belong to a strata corporation and some are owned outright with no shared corporation. In a strata, owners share the cost of roofs, roads and common areas through monthly fees and a contingency reserve. An owner outside a strata pays for those directly. Ask which the home is, because it decides who budgets for the big repairs.
For a strata, the documents that matter are the bylaws, the last two years of minutes and the reserve balance. BC requires at least 10% of the annual operating budget to go to the reserve, a rule in effect since November 1, 2023.
Environment Canada's 1991 to 2020 normals for Kelowna show 29.2 days a year when the high stays at or below 0 °C and 151.4 nights at or below 0 °C. A suburban townhome with a garage or covered parking handles that differently from a downtown condo with underground parking. Ask where the car sleeps, how the strata clears snow and who pays for it.
For a new townhome, read the disclosure statement, ask who holds the deposit and check the estimated completion date in section 5.1. For a resale townhome, ask for the strata minutes and the contingency reserve balance. Since November 1, 2023 a BC strata must put at least 10% of its annual operating budget into the reserve.
