The City counts all housing types, and projects 65% of new homes citywide as apartments. These are planning projections, not forecasts of what will be built or sold, and the City says actual permits will fluctuate with local real estate and land development cycles. Areas not shown, such as the rest of the suburban districts, add to the citywide total of 45,000.

How the Rutland projection compares

Rutland's 2,883 projected homes are 6.4% of the City's 45,000 and rank 5th of the 13 areas in the chart. Add Core Rutland's 2,259 and the two areas come to 5,142 homes, 11.4% of the citywide total. Only Downtown, at 6,939, is projected to take more than the Rutland pair.

What a one-bedroom buyer is comparing

CMHC's average one-bedroom rent in the Kelowna area was $1,596 a month, which is $19,152 over a year. The vacancy rate for that size was 8.4%, against 5.2% for rentals with two bedrooms, so renters of the smaller size had more choice.

For a first-time buyer, the other number is the down payment. At the federal minimum, the median Central Okanagan apartment price of $423,000 would need $21,150 down. The minimum down payment is 5% of the first $500,000 and 10% of the portion above it, for homes under $1,500,000. At $1,500,000 or more it is 20%. That is a reference calculation for a resale median, not a Serenity price.

Who a one-bedroom suits

A one-bedroom condo suits one person or a couple who do not need a second bedroom every day. Of Serenity's 33 homes, 16 are one-bedroom condos: Type D1 at about 660 sq ft and Type D2 at about 660 sq ft, each with a balcony.

Professionals who work from the office or the hospital and want errands on foot will weigh the walk: Serenity is a 4-minute walk from groceries and a 10-minute walk from the Okanagan Rail Trail. First-time buyers will weigh the down payment and the monthly cost against renting.

What one-bedroom renting looks like

CMHC's 2025 survey of the Kelowna area found an average rent of $1,596 for a one-bedroom apartment. The vacancy rate for that size was 8.4%, higher than the 5.2% for two-bedroom homes. These are area-wide purpose-built rental figures, not Rutland-specific. They are a reference for the monthly cost you are comparing a purchase against.

What to check before signing

The presale fundamentals are the same in Rutland as anywhere in Kelowna: a filed disclosure statement, deposits held in trust and a seven-day cancellation period. Compare actual prices and distances for the buildings you are considering, not a neighbourhood's reputation, and time the routes you would drive.

A comparison worth making

If lake and downtown proximity matter more than Rutland's relative distance, Serenity's one-bedroom condos, Types D1 and D2, are 660 sq ft with a balcony, a 4-minute drive to downtown and a 5-minute drive to the Kelowna Yacht Club. Filter below to see them.
