2 bedroom condos in Lakeview Heights West are in West Kelowna, across Okanagan Lake from the City of Kelowna, so the bridge is part of every trip into the city.
West Kelowna is a separate municipality with its own council and bylaws, and its own property tax rate. That changes what you should compare: the commute, the rules and the numbers for a two-bedroom home.
2 bedroom condos in Lakeview Heights West are in West Kelowna, across the William R. Bennett Bridge from Kelowna, so commuting into the city means a bridge crossing. A same-side comparison is Serenity's two-bedroom condos at 955 to 960 sq ft, a 4-minute drive from downtown.
Each number is read from the sources listed at the end of this guide on October 16, 2026.
Commuting from Lakeview Heights into Kelowna means crossing Okanagan Lake, and traffic at the crossing varies by hour and by season. Time the trip you would make at the hours you would make it, in summer and in winter, before you rely on a quoted commute. If your work or your hospital shifts are on the Kelowna side, that crossing is a daily cost.
Serenity is on the Kelowna side, a 4-minute drive from downtown, a 6-minute drive from Kelowna General Hospital and a 5-minute drive from Okanagan Lake, with no crossing on the way.
CMHC's 2025 survey of the Kelowna area found an average rent of $2,118 for a two-bedroom apartment and a two-bedroom vacancy rate of 5.2%. Those are purpose-built rental averages for the census area, not condo prices in Lakeview Heights, but they show the monthly cost you are comparing a purchase against. The Central Okanagan board's median apartment price was $423,000 in September 2026 across the zone, with no Lakeview Heights breakdown in its monthly package.
CMHC's average two-bedroom rent in the Kelowna area was $2,118 a month, or $25,416 a year, against $1,596 for a one-bedroom. A second bedroom added $522 a month on average. A two-bedroom buyer in Lakeview Heights is weighing a mortgage, strata or maintenance costs and property tax against that rental baseline, plus the commute.
These are purpose-built rental averages for the census area, not condo prices in West Kelowna, and they say nothing about what a specific unit would cost to own.
A bridge commute is the one cost that a listing never states. For a week, travel the route you would take from the building to your workplace, at the hours you would travel, and write down each time. Include one trip in the evening and one on a weekend, since the lake crossing carries different traffic at different hours.
Then do the same from an address on the Kelowna side. Serenity is a 4-minute drive from downtown and a 6-minute drive from Kelowna General Hospital. The comparison is the figure that matters, more than either trip alone.
Because West Kelowna is its own municipality, ask which municipality's rules apply to the building: property tax rates, development permits and any bylaws on short-term rentals or pets. Then ask what the estimated strata fees assume, how much the contingency reserve holds and whether a depreciation report exists. Since November 1, 2023 a BC strata must put at least 10% of its annual operating budget into the reserve.
The bridge matters again here: if you work shifts, time the crossing at the hours you would travel, in summer and in winter.
The presale fundamentals apply in West Kelowna as in Kelowna: a filed disclosure statement, deposits in trust and a seven-day cancellation period that runs from the later of signing and acknowledging the statement. Because West Kelowna is its own municipality, ask which bylaws, permits and tax rates apply to the building.
