Townhome vs condo in Kelowna is easy to answer in the abstract and harder once you compare real plans. In the same building the two can share a finish schedule and a similar size range, so the decision comes down to a few practical differences.

Price is one of them. The board's September figures show townhouses selling well above apartments, and CMHC's counts show far fewer new townhomes than apartments. Both facts shape how much choice you have.

Short answer

Townhome vs condo in Kelowna comes down to layout and price. A townhome is multi-level with its own entry, and a condo is single-level off a shared corridor. In September 2026 the Central Okanagan median townhouse sold for $652,500 and the median apartment for $423,000.

Layout and entry

A townhome is ground-oriented, typically on more than one level with its own entry, closer to house-style living. A condo is single-level, off a shared corridor, with everything on one floor. In Serenity's plans the townhomes put living space on the main level and bedrooms upstairs, and the condos keep every room on one level.

If stairs are a deal-breaker either way, wanting them or wanting to avoid them, that alone often settles the question.

Privacy versus shared building life

A home with its own entry means fewer trips down shared hallways, which some buyers prefer. A condo trades that for single-level convenience, with no stairs inside the home and a short route to the elevator and the shared amenity spaces.

The price gap in Kelowna's resale market

The Central Okanagan board's median townhouse sale was $652,500 in September 2026, $229,500 above the median apartment at $423,000. A year earlier the townhouse median was $733,750. These are resale and assignment sales for the whole board area, and Serenity has not released pricing, so use the gap as a reference and not a forecast.

What the gap means for your down payment and your wait

The price gap shows up first as a down payment. At the federal minimum, the median apartment price would need $21,150 down and the median townhouse price $40,250. The two sold at a similar pace in September 2026: 85 days for apartments and 82 for townhouses.

Supply differs more than pace. The board listed 774 apartments and 445 townhouses at the end of September 2026, and CMHC counts about 15 apartments under construction for every row home. A townhome buyer usually has fewer new homes to compare.

How much choice there is

The City's housing needs assessment projects 65% of Kelowna's new homes to 2041 as apartments, and today 68% of homes are ground-oriented. CMHC counted 229 row homes under construction in August 2026 against 3,483 apartments. A new townhome buyer simply has fewer plans to choose from.

Who each tends to suit

A townhome tends to suit buyers who want a multi-level home with private access and without a detached house's exterior upkeep. A condo suits buyers who want single-floor simplicity, including downsizers and anyone who would rather not manage stairs every day.

Serenity's finish schedule is described for the building as a whole, and the strata bylaws, which have not been published, will say who may use the amenities. Confirm that for your plan before you decide.

Townhome or condo: a four-question check

Based on how Serenity's plans are laid out. It leans one way; it does not decide for you.

How do you feel about stairs inside your home every day?
How would you like to get home?
Do you want sleeping space on a different floor from living space?
How many bedrooms do you need?

Answer the questions to see where you lean.

Townhomes
Two levels, own entry, two bedrooms and two bathrooms, bedrooms upstairs.
Condos
One level, entered from shared circulation, one to three bedrooms.

Questions buyers ask next

Is a townhome cheaper than a condo in Kelowna?

In the resale market, no. The Central Okanagan median townhouse sold for $652,500 in September 2026 against $423,000 for an apartment. Serenity has not released pricing, so the gap between its own townhomes and condos is not yet known.

Which is better for downsizing, a townhome or a condo?

It depends on stairs. A single-level condo has none inside the home, and a two-level townhome has a staircase between the living space and the bedrooms. Many downsizers weigh that first, so check the plan against how you expect to live.

Do townhomes and condos at Serenity share amenities?

Serenity's amenities are described for the building as a whole. Whether townhome owners use the studios and the rooftop is set by strata bylaws, which have not been published, so confirm access for the plan you are considering.

Is a townhouse or a condo easier to resell in Kelowna?

Neither figure predicts your resale. In September 2026 the Central Okanagan board reported 83 apartment sales at 85 days to sell and 46 townhouse sales at 82 days. Ask your agent for recent sales in the specific building.

How much more does a townhouse cost than a condo in Kelowna?

At the September 2026 medians in the Central Okanagan, a townhouse cost $229,500, or 54%, more than an apartment: $652,500 against $423,000. Single-family homes were a further $312,500 above the townhouse median.

Do townhomes have strata fees?

Many do, when the complex is a strata. Owners then share the cost of roofs, roads and common areas through monthly fees, and a strata must put at least 10% of its annual operating budget into a contingency reserve. Ask whether a specific townhome is part of a strata.
